Focused on opening the right properties in the right places with the right partners, Starwood remains on-track to expand its portfolio by more than 40 percent in the next five years. Starwood’s pipeline consists of more than 400 hotels – 60 percent of which currently are outside of the United States.

“By working closely with our development partners, we are able to open high caliber, best-in-class hotels around the world, even during challenging economic times,” said Simon Turner, President of Global Development, Starwood Hotels & Resorts Worldwide, Inc. “Starwood is building, opening, converting, renovating and innovating for the recovery and beyond, and these new hotels will further position Starwood and its development partners for long term growth and success.”

2009 marks a year of significant milestones and meaningful growth for Starwood and its portfolio of nine distinctive and compelling brands. Celebrating 10 years of proven success, W Hotels will triple its portfolio in the next three years. The once New York-centric wonder is transforming into a global phenomenon, opening 13 properties this year in markets including Barcelona, Bali, Doha and Santiago, as well as Atlanta, South Beach, Hollywood and Washington D.C.

As part of its $4 billion revitalization program, Sheraton Hotels & Resorts expects to open 18 hotels in high-profile destinations like New York City; San Juan, Puerto Rico; Istanbul, Turkey; Prague, Czech Republic; and Qiandao, China. The iconic brand is also scheduled to complete its goal of renovating nearly 100 hotels at an investment of $1.3 billion. Westin Hotels & Resorts expects to open 11 hotels this year in dynamic international cities including Montreal, Mumbai, Shanghai, Mexico City and Houston.

After opening 17 hotels in the U.S., Canada and China in 2008, Aloft will double its portfolio in 2009 with openings in Houston; Phoenix; and Abu Dhabi, UAE, among others. And Starwood’s green trailblazer, Element, expects to open five more hotels this year in U.S. markets such as Houston and Denver. 2009 began with St. Regis opening a new resort in Punta Mita, Mexico. The luxury brand will ramp up its global expansion with plans to open an additional four hotels in 2009, including properties in Atlanta; Park City, Utah; Mexico City; and Lhasa, China. The Luxury Collection entered the year celebrating the recent opening of a hotel in Beverly Hills and continues to grow with more than 10 hotels in its pipeline. The Lake House At Chelan Thrives With Fractional Ownership Sales

1:47 pm in * All News, DCP International, Ragatz Associates, Timeshare News, USA & Canada by Perspective Magazine | Timeshare & Fractional Reviews

Research predicts fractionals will be first to emerge from economic downturn

As the first real estate development to offer fractional ownership in Washington state, The Lake House at Chelan provides second home buyers with the opportunity to own a luxury vacation home despite the economic recession.
According to Ragatz Associates, an elite real estate research firm based in Eugene, Ore., the luxury fractional segment of the vacation home market will be the first to rebound from the current real estate slow down.

Despite the real estate downturn, fractional sales grew in 2007 and have dramatically increased over the past five years.  Unlike second home owners who may have a difficult time justifying the high cost of a low utilized residence, fractional ownership allows owners to purchase only what they need.

Fractional ownership experts at DCP International, a Chicago-based management company of private residence clubs, agree.  Their research indicates that vacation homes are one of the most desired, major discretionary expenditures of affluent households, second only to college educations for their children.  The shared annual cost of fractional ownership is significantly less than merely renting a comparable luxury home multiple times per year.  Plus, fractional residences reduce the waste of unoccupied housing by accommodating guests year-round.

“Pre-sales of residences at The Lake House have flourished despite the volatile economy,” said Brian Merrill, sales manager of The Lake House at Chelan.  “Many buyers of fractional ownership do not require financing, but for those who do, we connect them with lender financing from a local bank that is supporting our community.”

To-date, The Lake House has sold 22% of its fractional segments during pre-sales alone.  North Cascades National Bank offers fixed-rate conventional financing for buyers.  In addition to fractional ownership, The Lake House at Chelan offers luxury vacation rentals featuring a unique combination of services and amenities with team members handling everything from housekeeping and grocery shopping to renting recreation equipment, arranging wine tours and making golf tee times or dinner reservations.  The Lake House is expected to open in March 2009 and has already begun booking reservations for this summer.
For more information about The Lake House at Chelan, visit www.thelakehousechelan.com.

About The Lake House at Chelan

Sheraton Hotels and Resorts Forges Global Agreement With International Spa Brand, Nectar(TM)

12:55 pm in * All News, Starwood Hotels & Resorts, Timeshare News, USA & Canada by Perspective Magazine | Timeshare & Fractional Reviews

Spa Concept Customized Exclusively for Sheraton to be Offered at Properties Worldwide, As Part of an Ongoing Effort to Enhance the Brand and Differentiate the Guest Experience

Starwood Hotels & Resorts Worldwide, Inc. and Spatality Holdings, Ltd. announced today that they have entered into a multi-year agreement under which Nectar Spa LLC and its affiliates will make the upscale Nectar Spa brand available at Sheraton properties worldwide beginning in 2009. The new spa experience is part of a brand-wide effort to enhance the iconic Sheraton brand, which includes an investment of over $4 billion in new hotels, upgrading 100 hotels in the U.S. – nearly half its North American portfolio – renovating 50,000 guestrooms and re-designing more than 100 new lobbies.

The Nectar spa brand was developed specifically for the hospitality industry and customized exclusively for the Sheraton brand to offer both business and leisure guests an upscale, approachable spa experience. Nectar’s complete program of treatments includes a variety of signature massages, body treatments, facials, manicures/pedicures as well as custom options developed specifically for the Sheraton brand.

Nectar was developed by the international spa management and brand delivery firm, Spatality, as a proprietary concept that offers an experience based on “high design/low ego” and which is uniquely suited to Sheraton. Research reveals that the Sheraton guest values the quality of luxury, but not the pretense often accompanying it. Eight out of 10 Sheraton guests are likely to consider using spa services when traveling, including male guests, the majority of which prefer to visit spas only when traveling.

“Nectar will be an invaluable, welcome addition to the Sheraton guest experience,” said Hoyt H. Harper, II, senior vice president for Sheraton. “We know our guests will value an exceptional spa experience with a welcoming atmosphere. With this global agreement, we plan to make spa a cornerstone of the Sheraton brand experience, one that guests will truly embrace as part of their lifestyle.”

“We are quite honored that Nectar will play a part in the revitalization of Sheraton, the most recognized hotel brand in the world,” said Richard Dusseau, CEO of Spatality Holdings and Nectar LLC. “When we created Nectar, we certainly had the upper upscale hospitality segment in mind, but it was pure serendipity that our brand proposition dovetails so well with Sheraton. The placement of Nectar into Sheraton hotels will help create additional brand loyalty by delivering an exceptional spa experience.”

The new relationship with Nectar Spa will offer a significant enhancement for the Sheraton brand. Other notable enhancements that the Sheraton brand is currently implementing include a new lobby environment, re-designed guest rooms and a revolutionary new health and fitness program. Nectar will make the new spa offering available under license/franchise agreements to current and future Sheraton owners.

“Spatality’s expertise in the spa field will bolster our ability to help Sheraton properties worldwide create more comfortable and memorable guest experiences,” said Mia Kyricos, Director, Spa Development for Starwood. “This relationship also underscores Sheraton’s commitment to the business of spa which is increasingly impacting rate and occupancy at upper-upscale hotels worldwide.”

Helping guests make connections at more than 400 hotels in 75 countries around the world, Sheraton is revitalizing its iconic brand while continuing its aggressive international expansion by adding 54 hotels and 20,000 guestrooms by 2009. Starwood Hotels & Resorts Worldwide, Inc. is one of the leading hotel and leisure companies in the world with more than 930 properties in approximately 97 countries and 145,000 employees at its owned and managed properties. Starwood Hotels is a fully integrated owner, operator and franchisor of hotels, resorts and residences with the following internationally renowned brands: St. Regis(R), The Luxury Collection(R), W(R), Westin(R), Le Meridien(R), Sheraton(R), Four Points(R) by Sheraton, and the recently launched AloftSM, and ElementSM. Starwood Hotels also owns Starwood Vacation Ownership, Inc., one of the premier developers and operators of high quality vacation interval ownership resorts. For more information, please visit www.starwoodhotels.com.

By bringing together key performance indicators used in the hospitality sector, Spatality offers high-yield spa management solutions to the industry and focuses on delivering bottom-line results and enhancing the value of the asset. With the fall completion of the Homestead Preserve Boarding Stables at Homestead Preserve, all promised amenities at the resort residential community adjacent to The Homestead are now complete.  Equestrian owners will be able to reserve the six-stall stables for their horses beginning in the spring.

The boarding stables completion is the last in a list of promised resort amenities for Homestead Preserve owners, the first of which was the Old Dairy Community Center, completed in May 2007.  Old Dairy, which is on the National Register of Historic Places, houses Homestead Preserve’s spa, convention hall, fitness center, recreational rooms, meeting space, country market, pool, and community offices.

Homestead Preserve also has a number of quiet gathering places completed within the community, including Quarry Hill Park and Old Camp Meadow, and roads and infrastructure for most available home sites have been completed with a few remaining fiber optic cables to be run this spring.

“The completion of our amenities is a major milestone,” says Homestead Preserve’s Director of Sales and Marketing Ian McIlvaine.  “Owners and prospective owners can rest secure knowing they’ve made a sound investment here at the Preserve.  They’re not going to have to wait for infrastructure or amenities to be completed before enjoying their homes here.  We’ve provided these services on the front-end of our development.  They’re paid for and available now.”

Homestead Preserve developers and Celebration Associates partners Charles Adams and Don Killoren were instrumental in the design and development of Celebration, Florida, near Orlando, which was hailed as the “Most Advanced Community in the Country from 1996-1998” by The Guinness Book of World Records.  Celebration Associates has for the past ten years been a partner in developing the community of Baxter Village in South Carolina, and is also a partner leading the real estate development projects at Bundoran Farm in Charlottesville, Virginia, and the Mt. Washington Hotel at Bretton Woods in New Hampshire.

Crosland, LLC. of Charlotte, NC is a financial partner in Homestead Preserve, Bundoran Farm and Mount Washington Resort. Crosland’s President and CEO Todd Mansfield was also directly involved in the development and success of Celebration, Florida.  Crosland, LLC. is one of the Southeast’s leading and most diversified real estate companies.

The Registry Collection Signs Three New Les Maisons De Baumanière Luxury Properties In France

4:54 pm in * All News, Europe, Featured News Europe, Featured News Headlines, Group RCI, Timeshare News, USA & Canada by Perspective Magazine: Timeshare & Fractional News & Reviews

The Registry Collection programme, the world’s largest luxury exchange programme and one of the Wyndham Worldwide family of brands (NYSE: WYN), today announced a new affiliation with Avenio Prieuré, adding three new French properties to its portfolio of more than 100 luxury accommodations.

Avenio Prieuré, a luxury resort company, is affiliating three exclusive properties in Provence with The Registry Collection programme. The properties are to be developed in conjunction with the Les Maisons de Baumanière hotel portfolio – which holds the French equivalent of a five-star rating – and will be managed by one of France’s leading chefs, Jean-André Charial, also known for his world-famous restaurant, Oustau de Baumanière, located in Baux de Provence.

Nick Turner, Vice President of business development, The Registry Collection, said: “The Avignon property will fuse the peace of its 13th century surrounds with a contemporary interior design to create a truly unique property. This will be the first five-star category fractional property development in France and, driven by Mr Charial’s vision and passion, these will be exquisite properties offering extraordinary experiences. We are thrilled to welcome these unique properties to The Registry Collection programme and are looking forward to offering our more than 33,000 members the opportunity to experience the luxury of Les Maisons de Baumanière fractional resorts.”

Marc Koerts, co-partner of Avenio Prieuré said: “The Registry Collection programme offers a much-valued accommodation exchange option for our fractional owners who want that flexibility. The service levels and the exclusivity of The Registry Collection are exactly what our owners are looking for.”

The properties will be built on exceptionally spacious sites with superb views of either the Luberon Valley or one of the many surrounding historic villages. Le Prieuré, the first property which is set to complete in 2010, will be located less than four kilometres from the sophisticated and historic walled-town of Avignon, a true year-round destination known for its theatre, arts and excellent choices of culinary experiences – all just two and a half hours outside Paris by train. Show apartments are currently scheduled to open in April and meanwhile potential purchasers can sample the Baumanière luxury experience at the on-site hotel. The second property will be nestled in the hillside area of Gordes which is noted for its exceptional charm and architecture and said to be one of the most beautiful villages in France, as well as home to many artists and film stars. The location of a third resort property in Provence will be announced shortly. Once complete, the properties will all be run under the Les Maisons de Baumanière brand.

The fractional properties will each comprise 24 residential two- and three-bedroom apartments. Owners will have access to the hotel facilities, spas and Michelin-starred restaurants. At the first two properties the fractional product will be based on an average of eight owners per accommodation, owning periods of six weeks, with use blocked off in January for maintenance.

Koerts added: “The average price of a six-week use period in a two-bedroom apartment is €180,000.”

E3Escapes Launches First “Three Dimensional” Fractional Home Ownership Program In Cabo San Lucas

12:33 pm in * All News, E3Escapes, Timeshare News, USA & Canada by Perspective Magazine | Timeshare & Fractional Reviews

The “Villa Las Palmas Collection”, an ultra-luxury fractional home ownership opportunity in Cabo San Lucas includes the amazing 13,000 sq. ft. Villa Las Palmas, Spartacus at Sea, a 60′ yacht with experienced crew and a six-star service that will rival the best hotels and resorts around the world.

E3Escapes, E3Escapes.com, has launched the first ever 3-dimensional ultra-luxury fractional home ownership product in Cabo, the Villa Las Palmas Collection, consisting of a 13,000 sq ft mansion, 60′ luxury yacht, and 6-star services. A collection, truly the first of its kind within the fractional shared home ownership market, provides a few fortunate owners the exceptional opportunity of experiencing all the excitement of second-home ownership without all the hassles and wasted time that come with management and maintenance.

“Unlike the singular dimension of many traditional vacation homes, ours is more than just the property. Add the additional dimensions of a luxury yacht and unmatched six-star service to the exquisite villa and you’ll understand why the Villa Las Palmas Collection is ownership to the third power…a bespoke lifestyle collection, second to none,” said Tim Gesner, E3Escapes President.

The first component of this shared home ownership product, Villa Las Palmas, is a luxurious 13,000 square foot mansion overlooking the breathtaking Sea of Cortez and Cabo San Lucas marina. With four private suites and two private casitas, each with private bathrooms, provides you and your guests comfortable sleeping for 16. Inside this expansive villa you’ll find a game room, fitness center, movie room, wine cellar, and a Viking and Wolf furnished kitchen as just some of the amenities of this fully furnished and staffed home. Move outside and lounge by the infinity edge pool with a swim up bar and raised spa, hone your golf skills on the putting green, to entertain the night away on the expansive Gazebo with bar, overlooking the night lights of Cabo.

Spartacus at Sea, a ’60 Hatteras Luxury Yacht, comprises the second dimension of this collection. An award-winning sports fishing yacht that comes with experienced captain and crew, and with their knowledge and expertise of the Pacific Ocean waters provides unparalleled fishing experiences in the Marlin Capital of the World. This spectacular vessel is built for sport fishing but doubles as a pleasure yacht, providing daily excursions ranging from scuba diving, snorkeling and whale watching, to sunset and dinner cruises. Make this your personal playground, all within the luxurious interior of Cherry wood and Italian leather, to the marine rich backdrop of the Sea of Cortez.

The third dimension is an unparalleled level of 6-star service. This unique fractional opportunity provides the services and benefits of a world-class hotel and resort, but with added privacy and freedom that come with individual vacation home ownership. The staff responsible for this high-end service is lead by a Concierge Manager and Guest Experience Coordinator, who will manage and maintain all aspects of the owner’s stay. From concierge to transportation, cooking to housekeeping, all areas are covered, and the team is built so they can learn and adapt to each owner’s preferences and tastes. In addition to these services, a private hangar is available at the nearby executive airport for those flying charter and/or traveling to Cabo in their own plane or jet.

“There are many ways to experience Cabo San Lucas, and there are many ways to enjoy second-home ownership. We believe you will only find perfection with The Villa Las Palmas Collection from E3Escapes.”

Ownership shares of this collection are available in 1/12th, 1/6th, or 1/4th interests, with prices starting under $700,000.
