Residence Club Consultant DCP International Announces New Properties

DCP International (DCP), private residence club industry leader headquartered in Chicago, announces the addition of three diverse developments to its expanding roster of clients. Pioneer of the Equity Residence Club concept and in its 17th year of operation, DCP recently launched three new clubs in Nantucket, MA; Huatulco, Mexico; and Seacrest Beach, FL.

“While the whole-ownership market continues to struggle, developers and buyers are seeking alternatives that make sense in any market,” explains DCP Partner Steve Dering. “As a result, we’re seeing increased interest in the residence club concept because it continues to grow in popularity and has the ability to withstand an economic downturn.”

Highly respected resort market research firm Ragatz Associates reported continued growth in the residence club industry in 2007 with an estimated sales volume of $1.2 billion, a 12 percent increase over 2006.

“We attribute that growth to greater consumer awareness and acceptance, especially in relation to its advantages over whole-ownership and timeshare models,” explains Dr. Richard Ragatz, founder of Ragatz Associates.

Located in Huatulco, Encanto Villas & Residence Club is DCP’s second project in Mexico. It is the first Mexican development for Cincinnati, OH-based developer J.R. Anderson Real Estate, Inc. Little known to Americans but a popular destination for Mexico’s elite, Huatulco is emerging as a top notch, eco-friendly destination with 42,000 acres of preserved forest. Encanto Villas & Residence Club, a unique waterfront development, incorporates a design inspired by its natural surroundings. Huatulco features nine bays along the Pacific Coast, allowing owners to enjoy pristine beaches, unspoiled views, jungles and rivers for years to come. Plans call for a total of 84 fully furnished residences with introductory pricing starting at $148,000 for a two-bedroom and $190,000 for a three-bedroom. Magnolia Private Residence Club, situated on Florida’s Emerald Coast, is desirably located along Highway 30-A, a scenic coastal road that stretches between Destin and Panama City. Less developed than its neighboring cities, the area is renowned for its sea-oat covered dunes, freshwater lakes, and protected open space. Miles of sugar-white sand beaches and southern hospitality lure families to 30-A. Magnolia offers furnished, three-bedroom residences starting at $159,000. Wyndham Vacation Ownership Begins Construction Of The Great Smokies Lodge

Resort to Become Company’s Newest Smoky Mountains Retreat

Wyndham Vacation Ownership has commenced construction of its latest mountain resort, Wyndham Vacation Resorts Great Smokies Lodge. Located just outside of Smoky Mountains National Park next to the Little Pigeon River in Sevierville, Tenn., the 189-unit vacation ownership resort is anticipated to open in 2009. When complete, the resort will anchor a new residential and entertainment complex with an expansive indoor and outdoor water park project currently under development by Wilderness Resort, LLC, developers of America’s largest water park resort.

Featuring modern mountain architecture, the resort will include a mix of well-appointed one-, two- and three-bedroom units as well as two-, three-and four-bedroom upscale Presidential units, several of which will overlook the beautiful Eagles Landing Golf Course. Each unit in the Wyndham property will feature such amenities as a full kitchen, dining room, in-unit washer and dryer, and entertainment center. Presidential units will include a ledgestone fireplace in each great room.

Scheduled to operate within the company’s FairShare Plus by Wyndham exchange portfolio, Wyndham Vacation Resorts Great Smokies Lodge will be Wyndham Vacation Ownership’s fourth property in Tennessee, joining the Wyndham Resort at Fairfield Glade in Fairfield Glade, Wyndham Smoky Mountains in Sevierville and Wyndham Nashville in Nashville.

Beyond the outstanding accommodations, owners will be able to enjoy a number of amenities throughout the complex including Wilderness Resort’s sizable indoor and outdoor water parks. For a more relaxing pace, guests can float in the adventure river or sit poolside, soaking up the sun. In fact, Wilderness Resort’s large indoor wave pool will be enclosed in a Foil Tech roof that let’s visitors enjoy sun tanning year-round.

After a day of fun at the water parks or exploring the area’s shops, restaurants and the natural beauty of the nearby mountains, owners can relax by the cozy lobby fireplaces or on the resort’s patio overlooking the golf course. The Cooperative Association of Resort Exchangers (C.A.R.E.)The Cooperative Association of Resort Exchangers (C.A.R.E.) has announced the result of elections held at its 46th semi-annual gathering in Montreal, Canada.

Re-elected as Vice Presidents were Alain Carr of American Resorts International of Oakbrook Terrace, Illinois and Jeanette Bunn of Travel To Go of San Diego, California. Both will serve three-year terms. Lucia Camara of Getaway Secrets was elected as a Vice President for a one- year term.

 Cohen of Condo Vacations, in Tampa, Florida received the prestigious Richard Gallardo Service award for his volunteer service to help improve the organization. Cohen is the president, for Condo Vacations and serves on C.A.R.E’s Member Benefits and Speaker Committees. The award is presented annually in recognition of service to C.A.R.E. and was created in honor of Richard Gallardo, who faithfully served the organization for many years. Recipients are nominated and selected by the C.A.R.E. Board of Directors.

Attended by over 100 member representatives, the April conference was held at the Marriott Montreal Chateau Champlain and featured an exhibit of products and a display of C.A.R.E. members’ businesses, products and services.

C.A.R.E. has recently formed a task force, headed by Alain Carr, to create parameters for a new software system, which will help C.A.R.E. members match inventory with each other. Once fully operational by early fall, the new system will be linked to the C.A.R.E. website enabling member companies to request and deposit vacation time.

Commented Carr, “This will allow us to maintain our non-profit status and still provide our members with an additional benefit. Once it is operational, I believe it will help CARE member companies work far more efficiently with each other.”

Drawing on his extensive experience in luxury resort real estate, Eric Pierce today announced the formation of Pierce Group, LLC, a new firm specializing in the design, sales and marketing of Private Residence Clubs and fractional ownership developments.

Pierce Group was recently engaged by West Paces Hotel Group, which operates the ultra-luxury Capella and Solis brands, and has provided services for club program, design, sales and marketing at multiple planned properties. The Atlanta-based hotel group was founded by former Ritz-Carlton CEO Horst Schulze.

“In today’s second-home market, creating sales is the only true measure of success,” said Pierce, a former senior vice president for DCP International, a global leader in the Private Resident Club segment. “We provide developers with a better, more saleable product and the expertise to market their new products and unsold inventory.”

Barceló Signs Global Deal With Expedia

Barceló Hotels & Resorts has signed a long term, strategic global supply agreement with Expedia. The agreement provides that all Barceló properties will be available for booking on Expedia and hotels.com-branded sites worldwide.

The deal marks Barceló’s first with Expedia and will support the hotel group’s notable growth, including its recent expansion into countries such as Germany, United Kingdom, and Mexico, among others.

“We are partnering with Expedia at a time when Barceló is focused on growing our business, opening in new destinations and targeting travellers throughout the world,” said Manju Goel, Commercial Director at Barceló UK.” Expedia’s global footprint and online marketing expertise give us the ability to reach new markets and meet our growth targets.”

Alex Gisbert, Regional Director of International Strategic Accounts for Expedia stated, “We are excited to be working with a respected and growing hotel group like Barceló to implement innovative online marketing and distribution strategies that meet its business objectives. Expedia and Barceló will work together closely to help Barceló showcase its hotel properties to travellers all over the world.”

Under the agreement, Barceló will reach travellers throughout Europe, Asia and North America. In turn, travellers can book accommodation in all Barceló Group hotel divisions on Expedia- and hotels.com-branded websites worldwide.

Barceló has 167 hotels and resorts in 15 countries, which will connect to Expedia’s global online travel marketplace through Expedia QuickConnect(TM).

2008 Salary Study for the Timeshare/Vacation Ownership/Fractional/Hospitality Industry

The only Salary Study for the Timeshare/Vacation Ownership/Fractional/Hospitality Industry is in its 8th year of publication.

Keith W. Trowbridge, the president of Executive Quest, Inc. www.execq.com has announced the results of their annual salary survey of the timeshare/vacation ownership/fractional/hospitality industry.

This completes the 8th year of the survey and results have been posted on www.execq.com to share with all. The salary figures for the 2008 study come from participants in the timeshare/vacation ownership/fractional/hospitality industry that originated from the 16,000 contacts maintained by Executive Quest through its newsletter subscriptions.

Dr. Trowbridge wishes to thank all participants. The survey included 31categories from Administrative Assistants, Sales & Marketing, Finance, Human Resources, Resort Managers, CEO’s, CFO’s, etc.

This industry, unlike general real estate and second homes does not seen to be affected by the recession we are currently suffering.

Timeshare/vacation ownership/fractional/hospitality industry sales continue to grow at a 10-15% rate and have been on an extended upward climb through the 1980′s and 1990′s into the 21st century until it has finally broken the $10,000,000,000 (yes billion dollar) sales number.

Timeshare/vacation ownership/fractional/hospitality industry, for the most part, is not a sought after good but relies on marketing promotional efforts (OPC, 3/2, Gifts, etc.) to set appointments with prospective buyers. That makes the industry less susceptible to economic ups and downs.

Banyan Tree Mayakoba and Magnolia Private Residence Club

Upon completion the development will include five resorts and two 18-hole golf courses. The first resort, a Fairmont, opened in May 2006. This Banyan Tree project comprises a 132-room hotel and 50 residences, all in free-standing villas. The one- to three-bedroom residences are sold in whole ownership, and a rental program is planned to be offered. With at least 2,000 square feet indoors and as much as 4,000 square feet of outdoor living space, they feature private infinity pools, whirlpools and terraces. The spa will have an extensive hydrotherapy area, and other amenities will include Saffron, the brand’s Thai restaurant, and a private beach club with another restaurant and a pool. Water taxis provide transportation around Mayakoba, using a system of canals and lagoons, and the development, which is gated, fronts more than a mile of coastline. The drive from the Cancún airport takes about 40 minutes.

Magnolia Private Residence Club
On the Panhandle of northwest Florida about 25 miles west of the center of Panama City and just east of the Seaside development, this project offers one-eighth shares of 17 furnished three-bedroom residences. The residences, all 1,775 square feet, are in a single four-story building just across a coastal highway from white-sand beaches. They feature balconies, plasma TVs and Wi-Fi access. Owners will be able to schedule three weeks of use a year in advance, with more time granted depending on availability. There will be a heated swimming pool, a whirlpool, grills and an enclosed owners’ lounge with an honor bar on the rooftop deck. There will also be a game room and bikes for owners to ride on a path along the highway.
